I use Chemspec TLC on traffic lanes, Pro's choice ProZyme pre spot in general (not wool)... I have also tried a varity of others.  I have not done sodium percarbonate because I heard it bleaches.

DO you vaccuum??...Thats one of the most Important step for these types of carpets IMO.

I like to use the Powder peroxide (sodium perc.) from www.solutionsbysteampros.com It's a gentle "bleach" that brighten up colors (it doesnt really bleaches carpet). And its also help with Pet urine and break up grease.

For Prespray...I like PowerBurst(prochem) or Powermaxx (www.fibermaxx.com) for the nasties.

I think it is soil /fiber damaged, fibers are very wornout showing a valley which looks darker than the sides.. You can go over it all you want.. It wont look any different..

thats what i think is the issue with that stuff.  they keep putting it in all the new builds.

Is it installed over pad or DGD. I never read anything about the installation. Or did I miss that?

   piledriver - The open areas look great, what about the corners and edges of the room?

The white twist berber may be made of olefin, try using olefin pre-spray, dwell time, extraction.

The job was an experiment - the carpet was already condemned. You will notice the risers weren't done either. Good point about the hi Ph pre-spray.
