I am new to encap/padcap. I have a 20" clarke 175 1.5hp and do not want to buy another machine. I will be doing mainly empty rentals, some small commercial and a few residentials. Is the 20" to big? Should I get a smaller brush shield or can I just take the original one off and put a smaller pad driver on it? I have seen that a 15 inch or 17 inch is the best, which size would you drop down to? I can get a 16 or 18 inch brush shield unless there is some universal one that will fit.
 
In your opinion which pads would you use for each situation...commercial, rental, residentials.

In my opinion you will be frustrated cleaning rentals with the pad system.

Be prepared to go through a lot of pads as rentals are usually a dogs breakfast.

For this application you need extraction. The only good thing you may have going is the people paying are not the ones who have to live in it and are happy with whatever is cheap.

Makes no difference on pad size if the place is empty.

Encap & Padcap are generally maintenance cleaning systems. Pad Cleaning

The right chemicals and you can do the job but like the great hardini said you are going to use a lot of pads.  I use Vacaway products from Steve Smith.  I am here in the states, not in God's Green Utopia where everyone has the same quality of medical and the U.S. is looked on with pity.
