Hey guys. Looking for a unit/system for strictly commercial cleaning in secure settings (no truck mounts allowed). I've seen some of the buildings in the area that have carpet installed with marble tile around it. With that what is the best unit/system to use in this situation? AND please explain why?

Loaded question  Impossible to give you a reply.  Is there a warranty involved?  if so you need to follow mill recommendations. HWE. If no truckmounts allowed you need to use a portable, otherwise you should investigate some of the low moisture cleaning methods.   You don"t say where you are, and that will have a bearing on how and what you need to use to clean carpets.

LOL.....You can't clean a carpet with dry steam. As a metter of fact.....you can clean much of anything else with dry steam either. I have used many steam machines for kitchen grease and the like with limited sucess. You have to be with 2cm of work to be cleaned and the temperature drop is drastic once it's out of the nozzle. Wet steam on the other hand does work, but not very well on carpet.
 
The best that I have used to remove heavy grease, rust, mold and caked on grime was DRY ICE BLASTING
