Hey Boys,
After just purchasing a Recoil-3 I am eager to know the best approach to attaining commercial accounts. Rumor has it, that this is one of the strongest portys out there, so I want to be the man getting all the jobs where T.M's cant go. Any marketing advise would be greatly appreciated...The jobs I am specially intrested in attaining are those such as high rise ext...

problem is I have a commercial account with a property managment company that manages over 450 properties. The more contracts I get, the more I shall expand. What color dress are you wearing right now?

If you have a commercial contract with 450 properties, that is enough work for 3 truckmounts perhaps even 5 truckmounts.............let alone a little Recoil-3 porty.

Make sense when you talk little rider. I've lived on my own since high school. I have been a full time firefighter for over four years, until making a career change. I now own two buisnesses and have full time employees. But I guess your right. I have no education and I live off welfare, because I wanted to know the best approach in attaining new commercial accounts...

By the way,how many times did you go see,"BROKEBACK MOUNTAIN" over the weekend? And what dress did you wear?

More than private accounts, commercial accounts are extremely price-driven, gorilla. They usually aren't interested in hearing you talk about what a great job you do, how your process is special, etc. They just want to know that you can do the job more cheaply than anyone else they can get, and they might be concerned about drying time. That said, walking into the establishment and speaking directly with the manager is a good start. Depending on the place, you may want to call first. Either way, you can at least drop off your info at the front desk. If you don't already have it, get the contact info of the guy you're supposed to deal with. If you aren't brushed off during your first exchange, you'll still have to check in with them weekly or monthly. Yes, even though they want to get it done, it may take awhile to actually get them to schedule. Eventually, they'll come around. If you have a local Chamber of Commerce, join it. Go to the meetings regularly. You'll be rubbing elbows with local business owners.

Honestly, I don't know much about going after them, because it's not my focus. I know about as much as wrote. I don't know about specially designed marketing materials for commercial accounts, though. I just know that these are busy people who need to be taken aside and spoken to in order for anything to stick, and you have to do it over and over. Dental offices are a great start, because many of them are carpeted, and they always need to look nice. Massage and yoga studios are the same way.

There is absolutely no reason why you can not sell residential and commercial accounts because you certainly have the tools to do so.

Michael has also made some great points here to. You must be fair and competitive in pricing but be persistent in calling on each and every account and they will begin to fall into place. And, you can make money (profit) on those types of jobs because never forget that you are never making money (profit) if your equipment just sits in the garage. Keep it running wisely.

Hey Gorilla, I saw another post and someone suggested doing office chairs too.  I think the possilby the things that diferenciate you are probably going to get you the work. 

As suggested, keep going back to your cold calls, they will get the point that you seriously want to do work for them.  Another idea migh also be to do tie and grout work with the carpet cleaning.  I would bet that not many if any other people that approached these building managers have thought to mention that they could do both.  If these buildings are large it will not be long before you will need a Cimex and a good rotary tool as well.  If you got that kind of commercial potential so easily obtained then it would be worth the investment.  IMO the only way you can make $$ on commercial is by volume work which means staff willing to work nights.  Are yousure you really want to go that way even if this work is in front of you?

Another word about property management companies.  Many of the larger companies have several managers who each have there individual portfolio of properties.  They individually have their own favourite trades and you need to visit each one.  The contact you have is likely only one manager of many.

You might not feel comfortable to do a lunch and learn with the group but I bet that if you could arrange to do something special for them at there meetings without even being there.

Most of these managers have weekly or monthly meetings.  May I suggest that you ask the receptionist to allow you to bring in for this group donuts or plates of sandwhiches (as the venue dictates) and then leave some of your cards and a few brouchers of  your services beside them.  I am sure that either your contact or the receptionist (who usually lines these things up) would be glad to give you a mention at the meeting that the goodies were from you.   This idea has some class to it and the subtleness to your approach to all the property managers won't go unnoticed. 

NR give the guy a break.
