How do janitorial services work?

We have an office which spreads in a 1 story building under 10,000 sq ft. It is well equipped with storerooms, washrooms, office rooms and cafeteria. Such a large place means a lot to clean. We maintain the office spaces well, so there isn’t much to clean up there. But the cafeteria is a mess after lunch time and tea breaks. The male washrooms are mostly nasty and there is a constant pungent smell that comes from the washroom. We used to have a few maids to take care of the cleaning. But all of them had to go for some reason. Now we are thinking of hiring a janitor to overlook the cleaning of the entire office and would take care of all of our building’s needs. We are thinking of giving the contract to companies that provide janitorial services In Toronto. But do such companies seek outside bids for their janitorial services? Is that how they work? Please do provide your suggestions. Thank you.

Janitors typically do the following:

• Gather and empty trash and trash bins
• Clean building floors by sweeping, mopping, or vacuuming them
• Clean bathrooms and stock them with soap, toilet paper, and other supplies
• Keep buildings secure by locking doors
• Clean spills and other hazards using sponges and squeegees
• Wash windows, walls, and glass
• Order cleaning supplies
• Change light bulbs
• Notify managers when the building needs major repairs
