CleanEvo Sounds like you have a process that works for you and your customers. Keep up the good work and dont look back. I to use to clean with a truckmount. As you age you learn to work smarter not harder. I do most of our carpets with an o.p machine and pre vac is very important. I had a resi customer tell me that she thru a carpet cleaner out of her house because he was not going to pre vac. My com accounts could care less. You all stay safe Thanks

With the steps I mentioned above I can get the carpet as clean as a truck mount, just takes longer is all. I've been cleaning carpets for a long time and I know this to be true from experience...the benefit of a TM is speed and convenience....that's all.

A pre-vacuum is always 100% required to effect the best cleaning possible. Some janitorial companies do a poor job of vacuuming (not all). I have found that I remove a lot of dry grit with a pre-vacuum in ALL situations. That's why a pre-vacuum is a required step in carpet cleaning...as a professional you can't count on the customer or someone else doing a proper job.

I do offer a premium service and most of my customers are corporations who are interested in quality and providing a healthy work environment for their employees...it's not hard to convince them of the benefits. I wish I could get .30 cents a square foot, if I could I'd be making about $200 an hour...I like to make $100 per hour so if you do the math you can figure out what I charge.

My business is built on quality and service, not steps or gimmicks...so far it's working for me.

I have thought long and hard about getting a TM...I worked for 15 years running a truck mount for others and occasionally used a portable when I couldn't reach something or the TM was down. At times the TM was down often and I was always amazed that my cleaning results were as good with the portable as the TM...yes a little extra effort, but good results.

Fist of all a portable won't out clean a TM on carpet,  if it would there would be no market for TM's.  Thats like saying my Dust Buster will out clean my vacuum. 

No one cares about the steps for commercial, mainly price.  For residential thats a different story, some have 20 steps get real.  One being putting plastic under the furniture legs. 

Most commercial accounts have janitorial services that vacuum every night, so no thats no  biggie to pre-vac when it was just done, unless they are paying you well.  I'm guessing your getting over .30 ¢ a sf. for all your steps.

I hear ya...TM is useless on commercial...I will agree with you that sometimes a 100 psi porty does a way better job....
 
but I can get almost anywhere with a TM...ALMOST...lol

Now that I am doing mainly commercial (and want to pursue more commercial) I really don't know if a TM is worth the investment...I know if I buy one it will not be used fully and then I don't want a huge lease payment hanging over my head.

I will concede to one thing...If I was doing 75% or more residential...I would definately get a TM...but for multi floor commercial I prefer a portable...I would like to try a more powerful portable some time.
