I have a few appointments set up for commercial estimates this week...
Whats the best approach...???measure up and quote???
Try to put them on a service contract right away????
Clean a free area???
I normally just quote and leave...if they call they call.....but thats when I didn't care...LOL

I offer a free area if I really want the job. Sometimes that will get you the job. If not, I just quote and leave

I quote and leave. Give them something included like deodorizer or anti microbial.

Measure and give a written quote and than ask them would they would like it done, offer them a couple times you have available, try to close the deal before you leave the building. I would not be offering anything free, commercial is competitive enough without giving your services away.
Get the initial clean and than go back make sure they are happy with your service and than go for the ongoing maintenance program, the danger of selling the maintenance program first is you will end up doing the initial [correction cleaning] for a lot less than it is worth. If they don't make decision while you there call them back within 48 hours to see what is happening, don't forget while you are there that they have upholstered furniture/fabric workstations that may need cleaned, take the opportunity to let them know about all the services you provide. Every commercial job where I have done a demo, usually around 300 sq ft, I have been awarded the entire job. Some have been very lucrative. It definitely works for me
