I have a few appointments set up for commercial estimates this week...
 
Whats the best approach...???measure up and quote???
Try to put them on a service contract right away????
Clean a free area???
 
I normally just quote and leave...if they call they call.....but thats when I didn't care...LOLLOL

Measure and give a written quote and than ask them would they would like it done, offer them a couple times you have available, try to close the deal before you leave the building. I would not be offering anything  free, commercial is competitive enough without giving your services away.
 Get the initial clean and than go back make sure they are happy with your service and than go for the ongoing maintenance program, the danger of selling the maintenance program first is you will end up doing the initial [correction cleaning] for a lot less than it is worth. If they don't make decision while you there call them back within 48 hours to see what is happening, don't forget while you are there that they have upholstered furniture/fabric workstations that may need cleaned, take the opportunity to let them know about all the services you provide.

Good one poison the indoor enviroment?? That should be a real asset in deciding who not ot use?

You guys should pay very close attention to what Don just typed?? It may just pay off in the long run??

Every commercial job where I have done a demo, usually around 300 sq ft, I have been awarded the entire job. Some have been very lucrative. It definitely works for me
