Hello all,
I'm a new guy gearing up to buy my first commercial carpet cleaner. I live in a town of 5000 people in a remote part of the country and there isn't a carpet cleaner in miles of here. So I plan on capitalizing on this and I'm wondering how I should price my jobs out.
Currently, I'm a handyman in town, I do everything at a usuall contractor prices, but I don't know how you guys do it. By the square foot? Hourly?
Any advice would be great. I am able to set my own prices as I'm the only guy in town, but, still, I don't want the shirts off of peoples backs, you know? So I'm looking for help on working out how much to charge. I don't want to come in too high, and I don't know what high or low is as I've never dealt with a carpet cleaner before.

In the commercial market prices vary from city to city. In your case I would suspect that you could charge in the .20 cent range for small to mid size jobs, if you have larger offices than you would need to discount it accorgingly.

I think .20 cents for truckmount and 0.16 for encapsulation .

Well it all depends on what your area can bare IMO. The prices above are good but you will find others doing it for less. Ive seen encapping done at 10 cents sq ft. commerical and carpet 12-15 cents sq ft. you'll have to find your happy #. Good Luck

.18 cents for truckmount and 0.14 for encapsulation will be good for start up..

.50/sq ft for residential since you have the town to yourself.
.20 on Commercial areas over 2000 sq ft should work too.
.30 for the smaller areas than that.

As an owner operator I generally don't do commercial work for less than .25 sq ft. because it's usually filthy carpet and after hours. I don't want it bad enough to do it for less.
