commerical pricieng is a monster of it's own.  It is hard to compete as there are companies who only do commerical.  You have to know what you need for the job and work from there. It also depends what you have for equipment, what or how the owner wants the carpets cleaned, how often.  You need to talk to someone like Mr. Don Eldred you can probably pm him he is a busy man but there is probably a great deal he will be able to explain to you regarding commerical cleaning.

I don't bother with square footage, i bid a job based on what i feel is too high and based on how much time it will take me. I do this with all of my janitorial services, $.35 - $.50 depending on dirt level. Works for me in NH, did 5 jobs this week, all over 1000sq ft, made more than $.50 per sq ft though. I priced based on my time investment and covering my costs, plus customers needed it done ASAP.

Bidding more than you think it's worth sometimes loses you the job, but most of the time, makes you more money in the end. IMO

I didn't think most people realized there was a world 40 minutes outside of the GTA. Most people in the GTA believe the world is flat and if you venture out you will fall off.

Too many cleaners there chasing too few sq ft of carpeting. To make matters worse, many of them do not speak English very well , so they do not understand each other very well.When one tries to explain how he is going to beat the rug clean, another thinks he heard that the other guy is going to beat HIM instead. So that guy cuts his price. The first guy that was only going to beat the rug then thinks that the guy that can't hear right wants a price war, so chops his price as well. Before you know it, you have cleaners speaking 54 different languages all cutting prices to see who is going to beat who just cause they can't understand what the last guy said!

Ted has the same problem in his store when the cleaners that come in arrive without their inturpreter with them.They are coming in and want to buy a TM, but then offer Ted the amount of money that it costs to buy a Ninja instead. Ted tries to tell them that that would be a steal if they could get it, but they think he is telling them what to do instead. It is only when the next inventiory is taken that Ted realizes that he was not making himself clear enough and could have given the wrong impression with a few of these guys!Ted then realizes that some of these guys should have been magicians, cause they are better at making things disapear than he is!Hmmmmm. That planned catapault purchase is looking better all the time.
