tile-grout cleaning & sealing we charge $1.50-$2.50 sq ft with a $100.00 min

It kills me how people will pay $1.50 and up for tile and grout but no where near that for carpet??

I could't imagine having 1000 s/f of tile in my house and paying $2000 to clean and seal! Not this cowboy!

do you guys seal the grout by hand????

whats the best way to appy sealer to the grout...I have a roller...but some times you get sealer on the tile it self...I would like to avoid all the clean up

We're going to try a grout stick which is a roller. They tell me it's all about controlling the flow

It all depends on what sealer is being applied, we use a ketchup bottle that you would buy for a picnic. I feel that if you are going to apply a penetrating sealer, than you should saturate the grout so that it protects all the way through. I have used the rollers and find that it takes more time to wipe off the sealer that overlapped the tile, plus the time involved.

Took 1 1/2 hours to seal with a grout stick. A bit of a pita, but OK

1.00$ to clean, 0.65 to seal. When I do more than 1,000s/ft the price drops.
When it comes to sealing that much, use a pump up sprayer. Adjust so it just flows out and walk along the grout lines. When done sealing, use floor machine with a white pad to remove excess sealer from tile.

 11,000 s/ft clean and seal, I'd charge around $6,500.
